  • Commissary kitchens operate shared, communal kitchen spaces that can be rented hourly, part-time, or longer. In contrast, our private kitchens are exclusive-use only, and are available to you at all times of the day.

  • Our private cloud kitchens operate as virtual restaurants, and do not have seating areas for customers to eat on-site. Food businesses at our facility focus on preparing takeout and delivery orders, with customers and third-party delivery services picking up orders from our fully-serviced, front of house concierge.

  • Shared operating costs are the costs incurred for operating the MOD Kitchen space. With multiple kitchens under one roof, overhead costs can be shared between businesses, which result in significant savings for all. This includes services such as janitorial, operating systems, facilities management, waste removal, maintenance, etc. Each kitchen unit is individually metered for utilities, and get billed their share of usage on a monthly basis.
