A cloud kitchen (sometimes referred to as a ‘virtual kitchen’ or a ‘ghost kitchen’) is a private commercial kitchen in which you can prepare food and send it out for delivery or pick-up under your own food brands.

Our commercial kitchens are designed using modular components, meaning we can outfit your kitchen setup with a wok range, countertop griddles, open burners, and more! There are some limitations as to where equipment can be placed due to water and gas hookups, however our team of experts are here to help every step of the way to optimize your kitchen space.

Commissary kitchens operate shared, communal kitchen spaces that can be rented hourly, part-time, or longer. In contrast, our private kitchens are exclusive-use only, and are available to you at all times of the day.

Our private cloud kitchens operate as virtual restaurants, and do not have seating areas for customers to eat on-site. Food businesses at our facility focus on preparing takeout and delivery orders, with customers and third-party delivery services picking up orders from our fully-serviced, front of house concierge.

Shared operating costs are the costs incurred for operating the MOD Kitchen space. With multiple kitchens under one roof, overhead costs can be shared between businesses, which result in significant savings for all. This includes services such as janitorial, operating systems, facilities management, waste removal, maintenance, etc. Each kitchen unit is individually metered for utilities, and get billed their share of usage on a monthly basis.

Our kitchen spaces are designed to be flexible, so please check with a team member first if you have specialized equipment you’d like to bring. Please note that all costs associated with the install and upkeep of specialized equipment will be the responsibility of the member.
